THE RAGGED SCHOOL, CLERKENWELL, LONDON
Planning consent secured for the construction of a new 153 bedroom ‘affordable luxury’ hotel scheme, which has been pre-let to Ruby GmbH, as well as the extension and re-modelling of a former existing Victorian school building. The office scheme will include a two-storey extension and private terraces, with a focus on cutting edge interior design, relevant for the evolving office workplace. A nine apartment residential scheme will be constructed alongside the hotel building. Construction works scheduled to start in Q2 2021.
CAMDEN LIFESTYLE, LONDON
Phase One comprised the acquisition, feasibility, design and the securing of planning consent for the conversion and two-storey extension of a former office building to provide 38 luxury apartments and penthouses opposite Morning Crescent Underground station in the heart of Camden. Construction was completed in December 2019 and the apartment building is now operated via GMG’s hospitality arm, Mirabilis. Phase Two comprises the demolition of the adjoining low rise office complex and re-development to form a new six-storey, 60-bedroom boutique hotel, with leisure and office co-working facilities. Planning consent was granted in August 2020 and construction works will begin in Q2 2021. The site is situated directly adjacent to Koko’s, a major live music, entertainment and hospitality venue under-going its own re-development and transformation. To be opened in 2021, it will attract an international visitor base and is expected to provide a captive market.
RADISSON BLU, CAPE TOWN
The Radisson Blu Hotel and Residence is an architectural icon in Cape Town’s financial and legal Foreshore precinct, where the CBD meets the V&A Waterfront. This was an asset acquired with vacant possession. Soon after acquisition RE Capital secured a 10-year head lease with Barclays London. After a 2 year renovation period and within one month of Barclays occupying the building the asset was sold to a family office. Equity multiple in excess of 2x.
